DESCRIPTION: This 65-acre master-planned business park is located on a large parcel adjacent to Sky Harbor Airport. University of Phoenix Online is the major tenant, owning two buildings and 37.5 acres and leasing a third building which includes three multi-story office buildings (6 to 10 stories in height) and three multi-story parking garages.
SCOPE OF SERVICES:
GEC conducted extensive environmental assessment and remediation work on this project prior to redevelopment. GEC previously conducted a geotechnical exploration of the entire Site for Kitchell Development that included a multi-story hotel, office-warehouse buildings, and various commercial buildings. Kitchell developed the southern quarter of the development, and GEC conducted engineering observation and testing during construction. However, the Apollo Group purchased the northern portion of the development, and they developed new plans for the Site. GEC drilled additional test borings and conducted additional laboratory testing for design and construction of the new development. The geotechnical exploration was for three multi-story office buildings (6 to 10 stories in height) and three multi-story parking garages (3 to 6 stories or levels). We provided recommendations for drilled shaft foundations, spread footings on compacted fill, lateral design parameters for the drilled shafts and retaining walls, floor slab support, asphalt and concrete pavements, excavation conditions, and fill materials. We are also conducting observation and testing on the drilled pier foundations and all soils work at the Site.
